Best Opportunity Zone Funds 2026
Short answer: these are the 25 highest-scoring Opportunity Zone funds that are raising as of October 5, 2026, ranked on four criteria we publish below and can verify from public data: the amount raised reported on SEC Form D, how recently the fund filed, the sponsor's track record, and how complete the fund's data is. We scored 48 of the 124 raising funds in our fund directory; the rest don't report an amount raised on Form D or haven't filed one in the past 24 months.
No paid placement. No fund or sponsor paid to appear here or to be ranked. We don't score or claim returns or fees, because they aren't publicly reported in a consistent, verifiable way. A high rank means a fund is larger, more recently active and better documented, not that it is a better investment for you. How we rank: the criteria
Only funds whose latest status is raising, whose Form D reports an amount sold, and whose latest Form D was filed within the past 24 months are scored. Each gets up to 100 points:
- Amount raised (40 points). Total amount sold on the fund's latest Form D (Item 13), scored on a log scale between the smallest and largest fund in the ranking, so a $500 million fund doesn't score 100 times a $5 million fund.
- Filing recency (20 points). Latest Form D filed within 6 months: 20; within 12 months: 15; within 18 months: 10; 18 to 24 months: 5. A recent filing is a sign the offering is active.
- Sponsor track record (25 points). Half for the number of Opportunity Zone funds the sponsor has in our directory (full marks at 5), half for years since the sponsor's earliest Form D sale date (full marks at 8 years).
- Data completeness (15 points). Up to 10 for disclosing minimum investment, offering size, investor count, first sale date, location and sponsor; 5 more if the sponsor has claimed and updated its profile in our directory.
Ties go to the larger amount raised. The list is rebuilt from directory data every time the site updates.
Limits of this ranking
- It does not measure returns, fees, risk, liquidity or the quality of a fund's properties. Those are in each fund's offering documents.
- Form D figures are self-reported notices, not audited numbers, and a fund may not have filed an amendment recently.
- There is no public list of Qualified Opportunity Funds. Funds self-certify on IRS Form 8996, which isn't public, so funds that never file Form D can't be scored.
- Size and activity favor large, established sponsors. A smaller or newer fund can still be the right fit.
- Tax rules matter as much as the fund. Investments made on or after January 1, 2027 follow the new rules (see IRS Opportunity Zones and the Treasury Department's CDFI Fund), and new zones apply only once Treasury certifies the tracts governors nominate. Follow the states on our nomination tracker.
Questions
What are the best Opportunity Zone funds in 2026?
On our published criteria, the top-ranked Opportunity Zone funds that are raising as of October 5, 2026 are CIM Opportunity Zone Fund, Griffin Capital Qualified Opportunity Zone Fund IV, GTIS Qualified Opportunity Zone Fund II, Trilogy Edgewater Opportunity Zone Fund, Trilogy Multifamily Opportunity Zone Fund. The ranking scores raising funds on four things we can verify: the amount raised reported on SEC Form D, how recently the fund filed, the sponsor's track record in our directory, and how complete the fund's data is. It does not measure returns, fees or risk, so it is a starting point for research, not a recommendation.
How are the funds ranked?
Each raising fund with SEC Form D data gets a score out of 100: amount raised on Form D (40 points, on a log scale), filing recency (20 points), sponsor track record, meaning the number of funds and years of Form D history in our directory (25 points), and data completeness, including whether the sponsor has claimed its profile (15 points). Ties go to the larger amount raised.
Did any fund pay to be on this list?
No. No fund or sponsor paid to appear or to be ranked, and none can. The order comes only from the published criteria and public data.
Does the ranking include returns or fees?
No. Fund returns and fees aren't publicly reported in a consistent, verifiable way, so we don't score them or make claims about them. Check them in each fund's offering documents.
Is there an official list of Opportunity Zone funds?
No. Funds self-certify as Qualified Opportunity Funds on IRS Form 8996, which is not public. Funds that raise outside money usually file a Form D notice with the SEC, which is public on EDGAR. Our directory is built mostly from those filings.
