Florida Opportunity Zones for Agents: Where OZ 2.0 Stands and What to Tell Clients

Florida opportunity zones for agents: where Florida's OZ 2.0 nominations stand, its 1,367 eligible tracts, how to check a listing, and talking points.

Updated October 18, 2026

Florida agents get Opportunity Zone questions from sellers with large gains and from buyers looking at new development. Florida’s OZ 2.0 picks aren’t public yet. This guide gives you the Florida facts in the wording our nomination tracker uses, shows how to check a listing, and covers what to tell clients in the meantime.

It’s part of our series for agents. The hub is OZ talking points for your next listing appointment. The full state page is Florida Opportunity Zones 2.0.

Florida status, in one paragraph

Florida’s status on our tracker is “Pending, no official count yet.” As of October 18, 2026, Florida has no official Opportunity Zone 2.0 nomination count, and no state or Treasury source we have found confirms a filing. FloridaCommerce’s Opportunity Zones program page says it “is currently in the process of reviewing eligible census tracts for nomination.” Its OZ 2.0 Recommendation Survey closed June 1, 2026 after an extension. No nominated-tract list or Treasury filing is posted.

Key numbers and dates

  • 1,367 Florida tracts eligible for OZ 2.0 on Treasury’s September 2026 eligibility data.
  • Up to 342 may be nominated (25%, rounded up, under IRS Rev. Proc. 2026-14).
  • 284 of the eligible tracts are rural.
  • October 28, 2026: a state using the single 30-day extension must submit by this date.
  • November 27, 2026: the latest date for Treasury to certify, or December 28, 2026 if the governor requests the 30-day extension.
  • January 1, 2027: certified OZ 2.0 zones take effect.
  • December 31, 2028: the 2018 Florida zones stay in effect through this date (Public Law 119-21 §70421(b)(4)).

How to check a Florida listing

  1. Run the address in the census tract lookup to get the 11-digit tract number and whether it’s eligible for OZ 2.0 or in a 2018 zone.
  2. Open the Florida tract lists to see the eligible and 2018 tracts by county, or browse the Opportunity Zone map.
  3. The OZ 2.0 likelihood checker gives an estimate for pending states. It’s an estimate, not a nomination.

What to say about a Florida tract

  • Eligible: “The tract is eligible for OZ 2.0. Florida hasn’t published its nominations yet, so we don’t know whether it will be picked.”
  • In a 2018 zone: “The tract is in a current zone through 2028. Whether it’s in a 2027 zone depends on Florida’s list and Treasury certification.”
  • Not eligible: “The tract isn’t on Treasury’s OZ 2.0 eligible list, so it can’t be a 2027 zone.”

Don’t describe any Florida tract as nominated until FloridaCommerce or Treasury publishes a list. Our tracker updates when it does.

Talking points for Florida sellers

  • The seller’s property doesn’t need to be in a zone. The benefit comes from investing eligible gain in a qualified opportunity fund within 180 days. See the 180-day clock for sellers.
  • No state income tax for individuals. Florida’s constitution bars a state income tax on natural persons (Fla. Const. art. VII, §5), so for a Florida resident the federal rules decide the result.
  • Primary residences. Most home sellers use the home sale exclusion first. See the Section 121 home sale exclusion.
  • Second homes. Many Florida sales are second homes, which usually don’t get the exclusion. See capital gains tax on a second home.
