The project is capitalized with Cafritz Asset Management, a private family office, plus long-term HUD Section 221(d)(4) financing originated by Greystone, with first units expected in Fall 2027. Bonaventure, which reports more than $2.9 billion in assets under management, is targeting a Hampton Roads submarket facing sustained housing-supply constraints. It is a concrete example of institutional OZ capital breaking ground as the OZ 2.0 cycle ramps.
