New Jersey's Department of Community Affairs said on Oct 29, 2026 that the state submitted 130 census tracts to Treasury for Opportunity Zone 2.0, the 25% maximum of its 518 eligible tracts, in 60 municipalities across all 20 counties with eligible tracts. Treasury has not yet published its OZ 2.0 list.
New Jersey has submitted 130 census tracts to Treasury for Opportunity Zone 2.0, the next round of opportunity zones, which starts January 1, 2027. The Department of Community Affairs’ Oct 29, 2026 release says the state sent the tracts to Treasury the day before, the most it is allowed, and that the picks cover all 20 counties with eligible tracts. Treasury has not yet published its OZ 2.0 list, so OZI lists New Jersey’s tracts as nominated until it does.
130 is the most New Jersey can pick. Treasury’s September 2026 eligibility data lists 518 eligible New Jersey tracts, and a state may nominate up to 25% of its eligible tracts, rounded up, which is 130. DCA says the state received letters backing more than 200 tracts during its four-month input period, about 50% more than it could nominate.
Where the tracts are. DCA lists 60 municipalities in the submission, including Newark, Jersey City, Paterson, Elizabeth, Trenton, Camden City, Atlantic City, New Brunswick, Vineland and Lakewood, along with smaller places such as Woodbine, Paulsboro and Seaside Heights. DCA says the full tract list is on its Community Asset Map. The state says it weighed legacy-city revitalization, transit-oriented development, housing access and displacement risk.
Nominated, awaiting Treasury review. Nominated tracts would take effect January 1, 2027, only if Treasury finalizes them. Under IRS Rev. Proc. 2026-14, Treasury’s review window ends by November 27, 2026 at the latest. Nationwide, Treasury’s September 2026 data counts 25,461 eligible tracts.
Track every state’s OZ 2.0 nominations on the tracker. The OZ 2.0 checker estimates whether a tract, city or address is likely to be in an area nominated for OZ 2.0, pending Treasury's final list. Browse the New Jersey zone page or the New Jersey tract list.
