Ohio OZ 2.0 Selection Process

The Ohio Department of Development (ODOD) runs Ohio's OZ 2.0 selection process. Ohio has 1,032 eligible tracts under OBBBA and can nominate 258 tracts — approximately a 20% reduction from the state's OZ 1.0 designation count, reflecting the tightened federal eligibility criteria.

Critical note for existing OZ 1.0 investors and fund sponsors: Ohio's existing OZ 1.0 tracts are not automatically redesignated under OZ 2.0. Every tract must be renominated by Governor Mike DeWine and certified by Treasury. Tracts that were OZ 1.0 designated but no longer meet the tightened OBBBA eligibility thresholds cannot be nominated at all.

Process:

  • April 2026: ODOD opens community submission portal for a 30-day window.
  • Summer 2026: ODOD reviews submissions and recommends tracts to Governor DeWine.
  • By September 29, 2026: Governor DeWine submits final nominations to Treasury.
